How We Run a Full-Portal ImmobilienScout24 Crawl

A listing page carries far more than price and floor area. The agency block shows which brokerages dominate which postcodes, how large their portfolios are and how their asking prices sit against the district average. The energy certificate block - efficiency class, demand or consumption figure, heating type, construction year - lets you build a renovation-potential map, which matters a great deal under German energy rules. Commission terms reveal where sellers pay and where buyers do. Repeated crawls add what a single snapshot never can: time on market, price reductions, the same object relisted under a new ID, and the real absorption rate of a district. The photo sets are a dataset in their own right - on one project we pulled 3.4 million images from this portal.

What ImmobilienScout24 Is and Who Uses It

ImmobilienScout24 is the dominant residential property marketplace in Germany. It is operated from Berlin by ImmoScout24, part of the Scout24 group, which was founded in 1998 and is listed in the DAX. The portal's own homepage advertises more than 6.5 million properties, and the company states that around 20 million people a month use the website or the app.

The marketplace is split into three verticals. Mieten (rent) covers apartments and houses, furnished short-term Wohnen auf Zeit units, senior housing, garages and parking spaces. Kaufen (buy) covers condominiums, houses, building plots, new-build developments, investment properties and foreclosure auctions. Gewerbe (commercial) covers offices, retail units, logistics space, warehouses and self-storage, offered for rent, purchase or lease.

A separate Auslandsimmobilien section lists property abroad, with Spain among the best stocked destinations - Mallorca, the Costa Blanca and the Costa del Sol each have their own landing pages and searches.

Search paths are geographic and predictable, running from federal state to city to property type, and every listing sits on its own numbered detail page. The company also publishes market data of its own, including the free Preisatlas, built with valuation provider Sprengnetter, which shows purchase and rental price levels down to individual addresses.
