  • Rent block: Kaltmiete, Nebenkosten, Heizkosten and whether they are already included, Warmmiete, Kaution exactly as published, Stellplatzpreis.
  • Purchase block: Kaufpreis or a Kaufpreis auf Anfrage flag, price per square metre, Hausgeld, Erbpacht, provisionsfrei or the full Maklerprovision text with the Kaeuferprovision and Verkaeuferprovision split where the expose publishes one.
  • Space: Wohnflaeche, Nutzflaeche and Grundstuecksflaeche in square metres, Zimmer including halbe Zimmer, Schlafzimmer, Badezimmer, Etage and number of Etagen.
  • Building: Baujahr, Objektzustand, letzte Modernisierung or Sanierung, Ausstattungsqualitaet, Denkmalschutz.
  • Energy: Energieausweis type - Bedarfsausweis or Verbrauchsausweis - Energieeffizienzklasse from A+ to H, the kWh per square metre per year figure as Endenergiebedarf or Endenergieverbrauch depending on the certificate, Baujahr laut Energieausweis, Heizungsart, Befeuerungsart.
  • Terms and features: Verfuegbar ab, Bezugsfrei ab, WBS erforderlich, Haustiere, barrierefrei, Balkon, Terrasse, Garten, Keller, Aufzug, Einbaukueche, Stellplatzart.
  • Location: PLZ, Ort, Stadtteil, street where the Anbieter published it, map coordinates.
  • Anbieter: name, private or Makler, Firmenname, profile URL, phone where publicly shown.
  • Text and media: Titel, Objektbeschreibung, Ausstattung, Lage, Sonstiges, and the full gallery including Grundriss scans.

Signals that only repeat crawling produces

A single crawl of ImmobilienScout24 tells you which exposes are online today. The portal keeps no public history: an expose disappears the moment the object is rented or sold, and nothing on the page records what it asked last month. Everything below has to be reconstructed by retaining every Scout-ID you have ever seen and comparing runs.

  • Days on market. First seen and last seen per Scout-ID, so you know how long a Wohnung in a given PLZ takes to disappear.
  • Price history. Kaltmiete or Kaufpreis changes between runs, with the size and direction of each cut, and how often a cut precedes removal. Also the switch from Kaufpreis auf Anfrage to a published figure.
  • Relisting. The same object reappearing under a new Scout-ID after a pause - same address, Wohnflaeche, Zimmer and photos. Only a history plus image matching catches this, and it is the difference between a real absorption rate and an inflated one.
  • Anbieter churn. A private Anbieter handing the object to a Makler, or one Makler replacing another - a strong seller-intent signal.
  • Provision and availability drift. Provisionsfrei switching to a commission, the Kaeuferprovision share moving, or Verfuegbar ab sliding month by month.
  • Gallery changes. Re-shot photos or a Grundriss added later, which usually marks a relaunch of a stale listing.

What an ImmobilienScout24 expose actually contains

ImmobilienScout24 is the largest property portal in Germany and the default first stop for both Kauf and Miete searches. Every expose is written in German, priced in EUR and modelled on German market convention rather than an international template, so a generic real estate schema fits it badly.

Three trees run in parallel. A Miete expose is built around Kaltmiete, with Nebenkosten and Heizkosten as separate line items, Warmmiete as the total, plus Kaution and Verfuegbar ab. A Kauf expose carries Kaufpreis, Hausgeld on an Eigentumswohnung, Erbpacht where the ground is leased, and Bezugsfrei ab. Wohnen auf Zeit is a segment of its own for furnished, time-limited lets, quoted per month with an end date instead of an open-ended contract. Object types split into Wohnung, Haus, Grundstueck and Gewerbe, each with its own attribute block.

Every expose has a Scout-ID, the stable numeric key that sits in the URL, and an Anbieter block that is either a private Anbieter or a Makler with a company profile. Two shapes break a naive one-row-per-listing model: a Neubauprojekt expose stands for a whole building and publishes price and area as ranges rather than one flat, and any expose may say Kaufpreis auf Anfrage or Preis auf Anfrage where a figure should be. Next to the German inventory the portal runs an Ausland section, which is where Mallorca listings live.

FAQ

Do you keep Kaltmiete, Nebenkosten and Warmmiete apart?

Yes, and it is the first thing we get right. Kaltmiete, Nebenkosten, Heizkosten and Warmmiete are four separate columns, plus a flag for whether Heizkosten are already inside Nebenkosten. Where an expose publishes only the components we can derive Warmmiete, but we mark it as derived rather than silently mixing it with published values. Kaution is often free text such as three Nettokaltmieten, so we deliver the original string and a parsed number next to it.

Can you extract the Energieausweis details?

Yes. We take the certificate type - Bedarfsausweis or Verbrauchsausweis - the Energieeffizienzklasse from A+ to H, the kWh per square metre per year figure, which is Endenergiebedarf on a Bedarfsausweis and Endenergieverbrauch on a Verbrauchsausweis, plus Heizungsart, Befeuerungsart and the Baujahr laut Energieausweis. Many exposes leave parts of the block empty, say keine Angabe, or are legitimately exempt, as a Denkmalschutz building can be. We deliver an empty value with the stated reason where there is one, rather than guessing, because for energy screening a false B is far more damaging than a known gap.

Do you collect the photos and floor plans?

Yes. Our Germany and Mallorca project produced 3.4M images alongside 226K listings. The gallery is delivered in its original order with Grundriss scans included and labelled, so you can separate floor plans from room photos. You choose image URLs only, or downloaded files pushed to your storage.

Is this legal, and do you go behind logins?

We collect publicly visible exposes only. We never log in, never go behind paywalls and do not touch anything a visitor cannot see. We stay within a GDPR and CCPA posture, take no personal data beyond what a Makler or private Anbieter has published themselves on a public page, respect trademarks, and sign confidentiality agreements when you need one.

How often can the data refresh, and what does it cost?

Daily is the usual cadence for a portal this active, and it is what makes days on market and price cuts measurable.
