A SpareRoom search stops showing ads long before a city like London runs out of them, so we cut wide areas into smaller searches by area, radius and rent band until each one can be read to the end. Duplicates from overlapping searches are removed on the ad reference number. Proxy rotation, pacing and CAPTCHA handling are part of the job, runs go daily, weekly or on demand, and every delivery carries a field guide.
A SpareRoom advert is built from labelled blocks - price and terms, amenities, current household, new flatmate preferences - under a free-text description written by the advertiser. We read the blocks a visitor sees without signing in and keep facts about the room, not about the people.
First names, profile photos, ages, genders and nationalities of advertisers and flatmates are personal data and stay out of the file by default.
Rooms Wanted ads are the demand side of the market, published beside the rooms on offer. Each states a total budget, the room sought - single or double, a double room, two rooms - a move-in date and the areas it is looking in. We deliver them as a separate file from the offered rooms and keep only budget, room sought, date and area; the profile lines about age, occupation and gender are dropped. Buddy ups, people looking to rent a whole place together, come as a third file on request.
Search pages add position: where each ad sits under Newest Ads or Last updated, which ads hold a Featured slot, and in London the travel zone and tube line filters, which let us tag each room with the zones it was found under. Repeated runs give every ad reference a first seen and last seen date, so time on the market and rent changes become measurable.
The US site, spareroom.com, has the same skeleton in American words - roommates, utilities, resident landlord, ZIP codes - and we map it onto the UK columns so one schema serves both.
SpareRoom is a flatshare site run by Flatshare Ltd: spareroom.co.uk in Britain and a US sister site, spareroom.com, for rooms and roommates in New York, San Francisco, Los Angeles and other cities. What it lists is a room in a shared home rather than a home, and one ad can offer two or more rooms in the same property, each with its own rent and deposit.
The site splits the market three ways in its own words: Rooms for Rent, Rooms Wanted and Buddy ups. Advanced search can also take in studios, one-bed flats and whole flats or houses, and SpareRoom runs separate services for Monday to Friday lets, students, LGBT flatshares and people looking for a lodger.
Search is organised by place. Towns and cities have area pages - London is split into areas labelled with their postcode districts, from Abbey Wood (SE2) to Wood Green (N22) - and London adds search by travel zone, tube line and commute time from a chosen station. Rent is quoted per calendar month or per week at the advertiser's choice, so a SpareRoom dataset has to carry the period next to every figure.
