How the Service Runs

You give us the coverage: towns, postcode districts, a search radius, or the whole country. We build the SpareRoom scraper, run it on the cadence you choose and deliver CSV, JSON, XLSX or an API endpoint. The schema stays stable between runs, so your load step does not need rewriting when the site changes its markup.

Search results are capped, so wide areas have to be split into slices small enough to enumerate in full. We handle that partitioning, deduplicate on ad reference across overlapping slices, and carry first-seen and last-seen dates so you receive a time series rather than a single snapshot. Rent arrives normalised to one period alongside the value exactly as published.

Fields We Extract from SpareRoom

A SpareRoom advert is unusually field-rich, because the site asks the advertiser to describe the household as well as the room. On the offered side we read the advert body and the structured blocks below it.

  • Identity and location - ad reference number, listing URL, town and area, postcode district, property type such as flat share or house share, nearest station and the stated walk time.
  • Price and terms - rent with its stated period, since most adverts quote per calendar month and some quote per week, plus deposit, whether bills are included, minimum term, maximum term and the availability date.
  • Room - room type such as single, double or en suite, furnishings, and whether the advert is a room, a Monday to Friday let or a whole property.
  • Amenities - parking, garage, garden or patio, balcony or roof terrace, living room, disabled access, wifi.
  • Current household - number of flatmates, total number of rooms, smoker, pets, language, occupation and the gender make-up of the people already living there.
  • New flatmate preferences - couples accepted, smoking accepted, pets suitable, occupation sought, references required, gender preference.
  • Advertiser role - current flatmate, live in landlord, live out landlord or agent, and whether the advert is free or upgraded.
  • State - first seen, last seen, and whether the advert still accepts applications.

On the wanted side the record changes shape. There we take the total budget with its period, the room type sought, the area being searched, the move-in date, minimum and maximum term and the preferred amenities. Every row is tagged with the side it came from, and the two can ship as separate files so nothing merges by accident.

Personal Data, Gating and What We Leave Out

SpareRoom advertisers are private individuals rather than companies. An advert shows a first name, often a photograph, a last-active time and a link to a profile. The household blocks can carry age, gender, occupation, language, smoking and pet details, and the preference fields can state a wanted age range or a gender preference. Some of that is sensitive, and on the wanted side the advert is close to a personal profile in itself.

Our default output is listing and commercial data. Names, photographs, profile links and contact routes are excluded by default rather than on request, and we do not build person-level records or join adverts into profiles of individuals. Where free-text description carries personal detail we can redact it or drop the field. Personal data in the UK and the EU falls under the GDPR; we state that as a fact and leave the assessment of your intended use to you and your counsel.

On gating: contacting an advertiser requires an account, and new free adverts under seven days old are reserved for the site's paid Early Bird upgrade for contact purposes. We do not sign in, we do not buy an upgrade, and we do not collect anything sitting behind either. We take what a visitor sees on a public advert page and nothing more.

What SpareRoom Is as a Data Source

SpareRoom is a UK flatshare site operated by Flatshare Ltd. The unit of inventory is a room inside a home somebody already lives in, so a three-bedroom flat can appear as three separate adverts with three rents, three availability dates and one shared household behind them. That is a different record shape from a whole-property portal, and it is why a rent series built from flat listings cannot answer questions about room level supply.

The site runs two sides of the same market, and both are searchable inventory. Under /flatshare/ the search is set to Rooms for Rent and returns supply: a room somebody is offering. Under /flatmate/ the same search is set to Rooms Wanted and returns demand: a person describing the room they are looking for and the budget they will pay. A third mode, Buddy ups, covers people who want to move in together. The two sides carry different fields and must not be pooled into one table, because a wanted advert states a budget, not a rent.

Adverts are written by private individuals. Some are current flatmates filling a room in their own home, some are live in landlords taking a lodger, and some are live out landlords or agents. That role sits on the advert itself and it changes what the record means.

Why Buyers Pull SpareRoom Data

Room level rent is not derivable from whole-property rent. A room prices against the household it sits in, and one postcode district can hold a single room with bills included and an en suite double without them. Teams working on co-living, build to rent, HMO investment and student housing use SpareRoom rent as the shared market benchmark, and it is the number that moves when a landlord decides whether to let a house whole or by the room.

The wanted side is the part most buyers underuse. Each Rooms Wanted advert is a stated budget, a stated area and a stated move date. Read against the offered stock in the same area, it shows where demand runs ahead of supply and at what price, which a supply-only source cannot tell you.

Timing matters here more than on a sales portal. Rooms turn over on academic terms and job start dates, so supply and asking rent both shift through the year. SpareRoom publishes a quarterly Rental Index down to region, inner London postcode area and individual towns, but that is an aggregate. Your own cuts, by room type, by bills-included status, by household size or by advertiser role, need the underlying adverts, which is what scraping SpareRoom provides.

FAQ

Does SpareRoom have a public API?

No. SpareRoom does not publish a documented public API for third parties. An internal endpoint exists at /flatshare/api.pl, which returns a JSON error to an unauthenticated request and is disallowed for general crawlers in the site's robots.txt, so it is not a route we use. The SpareRoom data we supply is read from public advert and search pages, and we deliver it to you as CSV, JSON, XLSX or an API that we host.

Can you separate rooms offered from rooms wanted?

Yes, and it is the default. The two sides sit in different sections of the site, and a listing URL is not a reliable signal of which side an advert belongs to: the town and area in the path are cosmetic, so a URL under the rooms-for-rent path can open a rooms-wanted advert. We resolve the side from the advert content itself, tag every row with it, and ship the two as separate files if you prefer.

How much SpareRoom data can you get for a city like London?

A single search returns at most 1000 adverts, ten per page, however many actually match. Measured on 31 August 2026, the London rooms-for-rent search reported 13453 matching adverts and the rooms-wanted search reported 11011, so both were well past what one query can return. We split wide areas into postcode-level or radius-level slices, run them separately and deduplicate on ad reference to reach full coverage. Counts move daily, so treat any figure as measured on a stated date.

Do you collect advertiser names, photos or contact details?

No. Advertisers are private individuals, and the output is limited to listing and commercial data. First names, photographs, profile links and contact routes are excluded by default rather than on request, and we do not assemble person-level records. Contacting an advertiser needs an account and, for recent free adverts, a paid upgrade. We use neither, and we do not collect anything that requires them.

How do you tell whether a room has already gone?

SpareRoom keeps old adverts reachable at their URLs instead of deleting them, and marks an inactive one with a line stating that the advertiser is not currently accepting applications. Adverts also drop out of the live listings when the advertiser stops renewing them. We record first-seen and last-seen dates against each ad reference and carry the status flag, so you can measure how long a room stayed on the market rather than only seeing what is live today.
