Centris.ca shows a listing as it stands today, with at most a Price drop label on the card. A Centris price history comes from our side: the same Centris No. read on every run, with each asking price and the date it was seen, the day the listing first appeared and the day it stopped appearing. From that follow price cuts and time on the site by municipality.
Centris.ca is the listings site of Quebec's real estate brokers. The site describes itself as powered by Centris, a company that supplies technology tools to the province's brokers, and what a visitor finds is what those brokers have listed: houses, condos, plexes, cottages, lots and commercial property, for sale and for rent. Each listing names its broker and the agency behind it.
The whole site exists twice, in French and in English, with mirrored addresses - a condo for sale in Verdun is "condo~a-vendre" on one side and "condos~for-sale" on the other, and both end in the same number. Geography follows Quebec's own map: administrative regions, municipalities, and boroughs inside Montreal.
The part of a Centris listing worth building on is the Financial details block. It prints the municipal assessment divided into lot and building, the year the assessment applies to, and the municipal and school taxes charged on the property. Income properties add potential gross revenue and unit counts. Whoever buys the data gets the asking price and two independent yardsticks for it from the same page.
