How we run Idealista collection

You name the searches that matter - a province, a shortlist of barrios, a rental band, one agency profile - and we build the crawlers for idealista.com, idealista.it and idealista.pt. Because one Idealista search only pages so far, we cut a large province into barrio, price band and tipologia queries so the whole set is covered rather than the first pages of it. We run them hourly, daily or weekly, map habitaciones, numero di locali and T-tipologia into one schema, keep superficie construida and superficie util in separate columns, deduplicate the same flat advertised by several agencies, and repair the extraction when Idealista changes its markup. Output comes back as CSV, JSON, XLSX, a direct load into your database, or an API.

Data we collect from Idealista

A standard Idealista extraction returns, per advert:

  • Identity: numeric listing id from the /inmueble/, /immobile/ or /imovel/ URL, canonical link, title, the anuncio actualizado date shown on the advert, first seen date from our own crawl, operation type (venta, alquiler, habitacion, obra nueva).
  • Price: asking price in EUR, price per square metre, the bajada de precio flag and the previous price behind it, gastos de comunidad or spese condominiali, deposit, and whether bills are included on rentals.
  • Size and layout: superficie construida and superficie util kept as separate columns, habitaciones, banos, planta with exterior or interior, lift, Portuguese T0-T5 tipologia, Italian numero di locali.
  • Condition: obra nueva, buen estado or a reformar, year built, last refurbishment.
  • Energy: certificado energetico letter for consumption and for emissions, kWh/m2 and kg CO2/m2, or the "en tramite" state where no letter has been issued.
  • Features: heating type, air conditioning, terrace, garden, pool, garage, trastero, furnished, pets allowed.
  • Location: country, province, municipality, distrito and barrio, plus the approximate map point Idealista publishes instead of a street address.
  • Advertiser: particular or profesional, agency name, agency reference code, agency profile URL.
  • Media: photo URLs, floor plan, virtual tour and video flags.

Repeat crawling produces the columns Idealista never prints on the advert:

  • Days on market, from first seen to the day the advert stops appearing, independent of the actualizado date.
  • Full price history, including cuts Idealista never labels with a bajada de precio badge.
  • Relisting detection: the same flat back under a fresh listing id with the same photos and floor plan.
  • Duplicate matching: one property advertised by several agencies, matched on superficie, planta and images.
  • Agency inventory: live stock per agency reference, new mandates per week, average discount from first asking price.
  • Mix by barrio: particular versus profesional share, share of adverts with a floor plan or virtual tour, share still showing an energy certificate as "en tramite".
  • Derived yield: median venta EUR/m2 against median alquiler EUR/m2 for the same distrito and tipologia.
  • Obra nueva pipeline: promoter, delivery quarter and unit mix per promotion.

What Idealista is

Idealista is the leading property portal in Spain and one of the largest in Italy and Portugal. It runs as separate national sites under one brand - idealista.com in Spain, idealista.it in Italy and idealista.pt in Portugal - and every price on all of them is quoted in euros.

The catalogue goes well past flats for sale. Idealista carries venta and alquiler, habitaciones (single rooms in shared flats), obra nueva promotions sold off plan, and then garages, trasteros, locales, oficinas, naves, land and traspasos. Listings are written in the language of their market: Spanish on the .com domain, Italian on .it, Portuguese on .pt. The interface is translated, the free-text description is not.

Every advert is stamped with the type of seller behind it - a profesional agency with its own branded profile and reference codes, or a particular selling privately. That flag decides what the rest of the record can carry. A profesional advert brings an agency name, an agency reference code and a profile URL that ties the flat to the rest of that agency stock; a particular advert has none of those, so the same property has to be recognised from superficie, planta and photos instead.

Why businesses scrape Idealista

Asking prices in Spain, Italy and Portugal are set in public on Idealista, which makes it the reference series for anyone pricing property in those markets.

Valuation teams train and back-test models on price per square metre by barrio, tipologia and condition, and have to decide advert by advert whether the metre count on the page is superficie construida or superficie util. Agencies watch which competitor took which mandate, how long stock sits and who cuts first. Investors screen for yield by pairing venta asking prices with alquiler asking prices in the same distrito, and use the habitaciones section to model room-by-room letting in Madrid, Barcelona, Milan and Lisbon. Developers benchmark obra nueva promotions against the resale stock a few streets away. Appraisers check their own valuations against comparable adverts with the same certificado energetico letter and year built.

One snapshot does none of that. Idealista prints the price it is asking today and an actualizado date; it does not print what the flat was asking in March, how long it has really been on the portal, or that the same property is also running under a second listing id from a second agency. Those only appear if the same adverts are crawled again and again until they disappear.
