Spotahome listings: fields we extract
Every Spotahome listing carries a numeric reference in its page title, written as ref and a number, and that reference is the key we keep each row on. The page is organised into Overview, House rules, Pricing, Cancellation Policies, Landlord, How to book and Availabilities, and we read each section:
- Listingreference, URL, city and neighbourhood, property type (room, studio, apartment or student residence), bedrooms and bathrooms in the flat, size in square metres where given, the CHECKED badge and the date Spotahome checked the home.
- Pricingmonthly rent, whether bills are included, partly included or extra, which utilities the landlord covers, the deposit and whether it is refundable or deposit protected, and the landlord's admin fee.
- Availabilityavailable from date, minimum stay and maximum stay, the contract type, and the note on when the calendar was last updated.
- Rulessmoking, pets, overnight guests, couples, age range, suitability for students or professionals, and whether municipal registration is allowed.
- Amenitiesbedroom features such as desk, wardrobe, double bed or AC unit, flat amenities such as dishwasher, washing machine, elevator, balcony and heating, and the energy certificate status.
- Booking termscancellation policy tiers and the documents a tenant needs ready, such as ID, proof of income or a university acceptance letter.
- Landlordverified landlord badge, landlord rating with its count, professional status, years with Spotahome, listings published, tenants hosted, average response time and languages spoken.

Other rooms in the same flat appear on the page with their own rent and move-in date, so one crawl of a shared flat returns every room in it. Names of private landlords are personal data and stay out by default; professional landlords are businesses and are kept.
Spotahome rental data by city, with price history
City pages are where coverage is planned. Each city has its own grid, sorted by Best match, Price or New arrivals, with sub-pages for rooms, studios, student residences and apartments by bedroom count, so Madrid, Barcelona, Milan, Lisbon, Berlin or Paris can be collected whole or by segment.
Below the grid Spotahome publishes statistics for the city: the share of listings available in each coming month, the historical average monthly rent split into apartments, studios, rooms and student residences, a tenant profile by age, nationality and occupation, and a summary of how many listings are verified, deposit-free, pet-friendly or marked ideal for students or couples. We capture these blocks with their period and update date next to the listing rows.
Repeated runs on the listing reference add what one pass cannot: a price history per room, the dates a listing appears and disappears, and shifts in the available from date. The Landlord block on each listing shows the landlord's other published properties and counters, so listings can be grouped by landlord to measure how much of a city's supply sits with a few professional operators.

Spotahome is a booking platform for mid- to long-term rentals, founded in Madrid in 2014 and run by Spotahome, S.L.U. Tenants book without a viewing: the platform verifies landlords, sends Homecheckers to film, photograph and draw floor plans of homes where it can, and holds the first payment until after move-in. Stays start at one month, and each listing states the longest stay the landlord accepts.
Spanish and Italian cities carry the largest catalogues - Madrid, Barcelona, Milan, Rome and Valencia head the top cities - followed by Lisbon, London, Brussels, Berlin, Paris and Dublin, with a long list of smaller cities from A Coruña to Zurich. Yes. The Pricing section lists monthly rent, which utilities the landlord covers and any allowance, the refundable deposit and the admin fee, while the search grid marks BILLS INCLUDED, SOME BILLS INCLUDED or DEPOSIT PROTECTED. Each item gets its own column, so move-in cost can be calculated per room.
