Imovirtual scraping, run for you

Tell us the scope: Para venda, Para arrendar or Empreendimentos, which property types, which districts, councils or parishes, agency or private ads, and how often. We build the crawlers, run them and repair them when Imovirtual changes a page template. Pacing, proxy rotation, CAPTCHA handling and rendering are handled on our side as part of the service.

Output follows one schema for sales, rentals and new developments, keyed on the portal's listing ID, with field documentation. Delivery comes as CSV, Excel, JSON or JSONLines, through our API, to SFTP or Google Cloud Storage, or straight into your database, once or on a daily or weekly schedule. The first step is a free project assessment, and you can see a sample before you commit.

Imovirtual data in every listing row

Every Imovirtual ad has two identifiers: a numeric ID printed at the foot of the page and a short code at the end of its address (-ID1iZiQ), and agency ads add the agency's own internal reference. We keep all three, so a row can be matched to the portal and to the agency's records. Fields we extract:

  • Identity - ID, URL code, internal reference, title, transaction (comprar or arrendar), property type, new or resale market, the Destacado highlight and the date of the last update.
  • Price - asking price or monthly rent in euros, price per square metre, and for rentals the additional monthly charge, the caução (deposit), the Arrendamento acessível flag and the licença de utilização number where given.
  • Size and layout - area, typology (T0, T1, T2 and up), bathrooms, floor and the building's number of floors, and plot area for houses and land.
  • Building and condition - year of construction, finishing stage such as pronto a habitar, new build yes or no, building type, lift, windows, heating, and the energy certificate from A+ down, or Em curso and Isentos.
  • Features - garage, balcony, terrace, garden, pool, air conditioning, kitchen equipment such as oven or dishwasher, security such as an entryphone or alarm, and for houses the utilities connected - water, electricity, sewerage, gas, internet.
  • Location - district, concelho, freguesia and neighbourhood, the street where the advertiser gives it, and map coordinates.
  • Advertiser - Profissional or Oferta privada, agency name, address and phone, the licence number shown beside the agency, and its Líder em Qualidade de Anúncio award with the quality score out of 100.
  • Media - photo URLs and count, floor plan, video and virtual tour links, and the full description.

Category values stay in Portuguese under English column names, explained in the field guide. Names of private advertisers and of agents shown as ad managers are personal data and are left out by default.

Search pages already hold most of the card - price, price per square metre, typology, area, floor, address line and advertiser type - in pages of 36, so a district-wide crawl starts there and opens each ad for the rest. Agencies push changes often, and Imovirtual listings show the date they were last updated, which lets a repeat run skip apartments and houses that have not moved.

Empreendimentos. New developments have a section and a page type of their own: development name, construction status, expected completion, units still available out of the total, typology and area ranges, a starting price per square metre, and a unit table with type, rooms, area, floor and price for each flat. The promotor imobiliário block names the developer.

Agency pages. Each agency profile under Profissionais shows the year it joined Imovirtual, the number of parishes it covers, its counts of properties for sale and for rent, and the full portfolio.

Price history. An ad's page carries today's price and the date of its last update. Runs keyed on the listing ID record every price change with its date, the day an ad appears and the day it is withdrawn.

About Imovirtual and the OLX Portugal portals

Imovirtual is a Portuguese property portal run by OLX Portugal, S.A.; its footer links the group's other portals: OLX.pt, the car marketplace Standvirtual, Otodom in Poland and Storia in Romania. The site has four doors: Para venda for homes to buy, Para arrendar for rentals, Empreendimentos for new developments and Profissionais for the agencies and developers who list. Property types run from apartamentos, estúdios and moradias to terrenos, imóveis comerciais, escritórios, armazéns and garagens, and the rental side adds quartos, single rooms. The interface comes in Portuguese and English; the ads are written by advertisers, mostly in Portuguese.

Local vocabulary shapes the data. Size is given as a typology - T0 for a studio, T1 for one bedroom and so on - and a title may still speak of assoalhadas, which count the living room too. Location follows the administrative chain from distrito to concelho to freguesia, with a neighbourhood level beneath the parish. Most ads come from agencies, and an agency ad usually carries the agency's own reference next to the portal ID and its licence number beside the agency name. Private owners appear as Oferta privada.

Why scrape Imovirtual

Imovirtual turns the Portuguese housing market into rows that can be counted: price per square metre, typology and parish sit on every ad, sale or rent.

  • Valuation and price indices - median asking price per square metre by freguesia and typology, split into new build and resale, for banks, valuers and investors from Lisboa and Porto to smaller councils.
  • Rental yields - sale and rent ads for the same parish and typology side by side give gross yield estimates, with deposits and the Arrendamento acessível flag as context.
  • Development pipeline - Empreendimentos data shows which projects are under construction, how many units remain and at what starting price per square metre.
  • Agency market share - ads per agency and parish, use of Destacado and quality awards show who leads a town and how they promote.
  • Housing stock quality - energy certificates, year of construction and finishing stage describe the homes actually on offer, not the census average.

Scraping Property Portals by Region: Best Real Estate Platforms That Actually Matter

Real estate teams work in a fragmented data landscape. The sites that drive demand in Boston look nothing like the ones that matter in Berlin, São Paulo, Dubai, or Mumbai.

7 Real Estate Websites to Scrape in 2026: Plus 2 Hidden Gems

Real estate teams are operating in a data environment that is bigger, faster, and more fragmented than ever. Listings go live and disappear in hours, price cuts happen quietly, and the portals that matter most in each country are rarely the same global “top 5.”

Six jobs that scraped property data does, each backed by a ScrapeIt project: seller leads, listing monitoring, image datasets, weekly market supply, sold records and unit-level rentals. For every use case - the fields it needs and how often to refresh them.

About ScrapeIt

ScrapeIt runs web data collection as a managed service. Property portals are a core part of our work, and the hard part is rarely a single page: it is keeping a district-wide crawl complete, de-duplicated and comparable week after week. For Imovirtual we keep the Portuguese category values, add English column names and field documentation, and deliver one-off or on your schedule. Plans start from EUR 169 a month, or EUR 199 for a one-time extract.

FAQ

Do you offer an Imovirtual API for listing data?

Yes. The ScrapeIt Imovirtual API returns the listing ID, typology, area, asking price, price per square metre and freguesia as JSON from an endpoint we host, on whatever schedule you choose. Prefer files? The same records go out as CSV or Excel, by FTP or to Amazon S3.

Is it legal to scrape Imovirtual?

Yes. Prices, areas, typologies, energy certificates and agency names appear on every Imovirtual ad without an account. We collect only publicly available data - everything a visitor can see on Imovirtual - and we collect it legally. Private advertisers' names are left out by default.

Can an Imovirtual price tracker show price cuts on a listing?

Yes, once runs repeat. We record the asking price of each listing ID on every run, so a cut, a rise or a withdrawal appears with its date. Daily runs catch most changes in busy districts such as Lisboa and Porto; weekly runs suit quieter markets.

Do you collect Imovirtual rentals and rooms as well as sales?

Yes. The Para arrendar side, quartos included, comes with the same fields plus monthly rent, the caução and any extra monthly charge. Sale and rental rows share one schema with a transaction column, which keeps yield work simple.

How fine can the location data go?

Down to the neighbourhood. Each ad sits in a distrito, concelho and freguesia, often with a neighbourhood below the parish, with map coordinates and the street name when the advertiser gives it. A run can target one parish or all of Portugal.
