  • Location - county, city, Bucharest sector and neighbourhood, plus the coordinates of the map pin, marked as an exact or an approximate location.
  • Price - asking price in euro, price per square metre on land, the per-month marker on rentals and the commission, including the Comision 0% badge.
  • Size and layout - rooms, bathrooms, usable area, land area, floor and number of storeys, layout (decomandat, semidecomandat), comfort class and the height regime written as P+9E.
  • Building - year built with its stage - project, under construction or finished - the heating system and listed amenities such as lift, parking, balcony or central heating.
  • Land - land type, for construction or agricultural, and the classification, intravilan or extravilan.
  • Seller type - the badge on every card - Agenție, Proprietar, Bancă or Dezvoltator (developer) - with the agency name where one is shown.

  • Dates and media - posted and updated dates, description text and photo addresses.

Three things on the site go further than a single portal does.

  • Several sellers on one property - a card marked Anunț din mai multe surse opens a seller list in which each line names the advertiser, the source portal, that ad's price and its posted and updated dates. We deliver the lines as child rows, so the gap between the cheapest and the dearest ad for one flat is a single subtraction.
  • Price history - where a card offers Vezi istoricul prețurilor, the chart gives dated points with the minimum and maximum asking price across the ads. We collect those points and extend them with our own repeated runs.
  • Points of interest - a property page lists what surrounds the address under Puncte de interes - public transport, education, supermarkets and malls, medical, restaurants, banks, recreation and parking - each entry with a name and an approximate distance in metres. Bucharest cards add the distance to the nearest metro station.

Result pages contribute a layer of their own: the number of ads, of unique properties and of owner listings for the search and, on some searches, a short market summary with the average price and typical size. A private advertiser's name and phone number count as personal data, which we leave out by default; agency names stay, because an agency is a business.

About Imoradar24 and the Way It Groups the Market

Imoradar24 is a Romanian property search site that presents itself as the site with all the property ads in Romania. It does not depend on its own advertisers alone: it scans ads published across the web, groups those that describe the same home into one unique property and removes the duplicates. The home page keeps three running counters - ads scanned, unique properties and owners. The site is part of Imobiliare.ro, in the portfolio of the Ringier group.

The catalogue has two halves, De vânzare and De închiriat, and a short category tree: apartments with studios and penthouses, houses with detached houses and duplexes, land for construction or agriculture, commercial space and offices. Location runs from counties through cities to neighbourhoods - in Bucharest, sectors and neighbourhoods - and every level is part of the page address. One more path segment narrows a search to owner listings, and proximity pages gather properties around a landmark or a residential complex.

Each card says where its ad lives. Many link out to the source portal - Imobiliare.ro, OLX, Publi24, LaJumate - while properties posted on Imoradar24 itself open a full page. That mix is the reason to collect it: one crawl reads a market that otherwise sits on several sites.

What Imoradar24 Data Is Used For

Romanian property ads are heavily duplicated: one flat is posted by its owner and by several agencies, often at different prices. Imoradar24 has already done the matching, and that changes what the data is good for.

  • True supply counts - unique properties per city or neighbourhood, not ads, give the real stock for sale or rent - the figure a developer or a fund needs before entering Cluj-Napoca, Iași or a Bucharest sector.
  • Price dispersion - the seller list shows how far apart the ads for one property are, and whether the owner or an agency asks less.
  • Negotiation signals - price history exposes cuts and increases; a property repriced several times reads differently from one posted yesterday.
  • Owner and agency share - the seller type badge and the owner counter split each market by who is selling, and the commission field shows where the buyer pays no fee.
  • Location scoring - points of interest and metro distance turn an address into features for a valuation model.
