We run the whole collection as a managed service. You set the scope - all courts or a list, real estate only or also movable goods and companies, a price band, the procedure types you follow - and we build the crawler, run it on your schedule and repair it when the portal changes.
The portal is in Italian, so we map its labels to English column names and keep both in the field documentation that ships with the data. Rendering, pacing and proxy rotation are part of the service, not your problem. A free assessment of the scope comes first, then a sample from the courts you care about.
Every lot has a sale sheet (scheda di vendita) with an auction code - the letter A and a number - and a ruolo, the procedure number, written as court, register, number and year. Both go into the row with the lot number, so a procedure split into several lots stays together. Fields we extract, with the portal's own labels in brackets:
The perizia is written by the court-appointed expert; we deliver its link and, on request, its extracted text. Debtors named in documents are personal data and are never delivered. The custodian's and delegate's contact details, shown openly on the sheet, can be included when a project needs them.

The search covers four genres - real estate (immobili), movable goods (mobili), intangible assets (immateriali) and companies (aziende). The advanced form narrows by court or selling body, procedure type, judge or professional, sale type, sale mode, auction code, sale date range and publication number, from the second attempt to beyond the tenth, and results sort by publication date, base price, sale date or procedure number. A project can therefore be scoped to exactly the courts, procedures and attempts you follow.
Three views sit beside the search: the auction calendar (calendario aste) per court and genre, the sales overview (panoramica) by region, province, court of appeal district or tribunal, and a summary of advertised sales by category and region. They can be delivered as tables of their own next to the lot rows, as an overview by court, region and category.
Repeated runs turn the portal into an Aste Giudiziarie database with history: a lot that comes back in a later publication keeps its procedure number, so base price and minimum offer can be followed attempt by attempt, and lots that leave the listings are dated. Besides the courts, municipalities, tax-collection agents and the national agency for seized and confiscated assets also sell through the portal, and their lots carry the selling body in place of a tribunal.
Astegiudiziarie.it is run by Aste Giudiziarie Inlinea S.p.A. of Livorno, whose founders put a first judicial sale online in 1995 and launched the portal in 1997. The company holds entry number 1 in the Ministry of Justice list of websites authorised to advertise judicial sales and number 1 in the ministry's register of online sale managers, so it both publishes notices and runs telematic auctions.
The data mirrors how an Italian judicial sale works. A court orders the sale inside a procedure - a foreclosure, a bankruptcy liquidation, a division of jointly owned property - and appoints a delegate to run it and a custodian to show the asset. The notice sets a base price, a minimum offer below it, a deadline for offers and a hearing at which offers are opened; if several arrive, bidding continues in a fixed minimum increment. A lot that does not sell can be published again, which is why the search counts publications.
Each sale sheet shows the date it went online and states that its publication is notarised on a blockchain.
Delivery: CSV, JSON or XLSX files, our API or a JSON feed. MCP server on request.
Full plan detailsOn a court sale sheet the price, the legal position of the asset and the timetable are published together, which makes the data usable well beyond bidding.
Land for sale across Turkey from Sahibinden and HepsiEmlak for a land investor: 226,000 plots in the first file and 86,200 HepsiEmlak rows.
A daily apartments.com feed for a US apartment locator: about 3,000 buildings from the client's own list, down to each unit's rent and floor plan.
A one-time Housing.com collection for a real-estate company in India: project cards plus every photo and floor plan, uploaded straight to its cloud drive.
Learn how to use web scraping to solve data problems for your organization
Real estate teams work in a fragmented data landscape. The sites that drive demand in Boston look nothing like the ones that matter in Berlin, São Paulo, Dubai, or Mumbai.
Real estate teams are operating in a data environment that is bigger, faster, and more fragmented than ever. Listings go live and disappear in hours, price cuts happen quietly, and the portals that matter most in each country are rarely the same global “top 5.”
Six jobs that scraped property data does, each backed by a ScrapeIt project: seller leads, listing monitoring, image datasets, weekly market supply, sold records and unit-level rentals. For every use case - the fields it needs and how often to refresh them.
ScrapeIt builds and runs crawlers as a managed service and delivers the datasets on your schedule. On auction and property portals we key every row on the source's own identifiers - here the auction code, procedure number and lot - so updates replace rows instead of duplicating them. Italian labels become English columns, documents arrive as links or extracted text, and personal data is handled under GDPR. Plans start from EUR 169 a month, or EUR 199 for a one-time extract.

Yes. The ScrapeIt Aste Giudiziarie API returns the court, procedure number, base price, minimum offer, auction date and occupancy of each lot as JSON from an endpoint we host, refreshed on the schedule you set. The same rows also come as CSV, Excel or JSONLines files, delivered to SFTP, Amazon S3 or your database.
Yes. Sale sheets, prices, dates and the attached ordinanza, avviso and perizia are open to anyone without an account, since a judicial sale is published to reach bidders. We collect only publicly available data - everything a visitor can see on Aste Giudiziarie - and we collect it legally. Debtors' names in documents are never delivered.
We build one for you. The first run captures every sale sheet currently published; each later run inserts new sheets, updates prices and dates and marks lots that leave the listings. Because a republished lot keeps its procedure number, base prices and minimum offers can be followed attempt by attempt for each court and procedure.
All courts in the portal's selector, from Agrigento to Viterbo, plus the municipalities and public bodies that sell through it. Real estate is the bulk, but movable goods, intangible assets and companies are searched through the same form and each sheet names its genre, so they fit one schema with a genre column.
Yes. The ordinanza, the avviso di vendita and the perizia are attached to each sale sheet, and we deliver their links or the files, named by auction code. On request we extract the text of the perizia, with the expert's valuation and description of the property, and remove debtors' personal details before delivery.
You share your needs, expectations, and desired timeframe. We'll suggest the best solution based on your request and budget.
Our specialists configure the crawlers and extract a sample dataset for your review before proceeding with the full-scale extraction.
Once you approve the sample, we launch the project and start full data collection. We gather, filter, and structure the data for easy use, delivering it on time in your preferred format.
Our team manages ongoing processes, monitors website changes, and supports all data extraction cycles. We can also help integrate data into your systems or create dashboards to simplify analysis.
Tell us which sites, which fields and how often. A couple of lines is enough to start.
