How we collect Property Finder listings

This is a managed service. You name the scope - the UAE site or its sister sites, sale or rental, which emirates, communities or towers, which property types, how often - and we build the crawlers, run them and repair them when Property Finder changes a page. Nothing is installed on your side.

A search on propertyfinder.ae is paginated and mixes Spotlight and Premium placements and new-project cards with ordinary listings, so we cut every search by location, property type and bedrooms, walk each slice to its last page and merge on the listing id. Pacing, proxy rotation, page rendering and CAPTCHA handling are part of the service. The work starts with a free project assessment, a sample can be ordered before you commit, and runs are one-off or scheduled - daily, weekly or on demand.

Property Finder data we extract from a listing

A listing on Property Finder lives at an address that spells out the transaction, property type, emirate and community and ends in a numeric id. That id is the key of the dataset, and every row carries it together with the country site and the language version it was read from. Fields we collect:

  • Identity - listing id, URL, title, the agency's reference number, the "Listed" age shown on the card, the Verified badge, and the Spotlight, Premium and New labels.
  • Price - asking price in AED; for a rental the amount with its period, the number of cheques and, on cards labelled Rent in 12, the monthly figure; the price drop badge with its percentage; price per square foot; the "Own from" monthly mortgage estimate.
  • Property - property type, bedrooms, bathrooms, furnishing, plot size and built-up area, available-from date, Ready or Off-plan status, the amenities list, the full description and photo addresses.
  • Location - the breadcrumb from emirate down through community to sub-community or tower, each level in its own column.
  • Price trends - the block that places the listing against its surroundings: how far its price sits above or below the area average, the average sale price itself, and how its size compares.
  • Regulatory information - broker licence number, agency name, zone name and agent licence number, as printed on the listing.
  • Agent and agency - agent name, SuperAgent badge, the "Usually responds within" label, languages and number of live properties; agency name with its listings, SuperAgents and verified agents counts.

Agents appear here in their professional role, with the licence number the listing prints. Their photos, nationality and direct phone numbers are personal details and stay out by default; agencies are businesses and are collected in full. Outside the UAE the layout shifts - the Egyptian site adds a down payment line and First Sale and Re-Sale labels and measures area in square metres - so each country site gets its own column mapping.

Property Finder transaction data, projects and agents

Property Finder shows sold prices as well as asking prices. Its Transactions section lists Dubai deals row by row: date, location down to the tower, sold price, price per square foot, completion status, property type, bedrooms, plot size and built-up area. A Rented view replaces the sold price with the rented price and contract status. We collect both views for the communities and periods you name and key them to the location names the listings use, so asked and achieved figures sit in one table.

  • New projects - off-plan project pages: developer, launch price, delivery quarter, the payment plan split into down payment, construction and handover shares, unit types with size range and starting price, number of buildings and ownership type.
  • Agents and companies - Find agents profiles with rating, languages, years of experience, broker licence number, areas of expertise and a track record of past deals; company pages with ORN, office address, active listings and agent counts.
  • Tower and community guides - a market overview per tower: median price, price range, properties available, the share of verified listings and the share listed by a SuperAgent, plus the resident rating.
  • History - repeated runs record each price drop, each badge gained or lost and the day a listing leaves the site.

Names of residents who review a tower are left out by default.

About Property Finder and its country sites

Property Finder is a property portal for the UAE and four more markets. The UAE site, propertyfinder.ae, runs in English and Arabic, and its header is the map of the data: Buy, Rent, New projects, Find agents and Transactions. Sister sites on their own domains serve Qatar, Bahrain, Egypt and Saudi Arabia. Each prices in local currency - the Qatari and Bahraini sites quote rents per month in QAR and BHD, the Egyptian one sells in EGP - and they measure area in square metres where the UAE site uses square feet.

Two labels shape how the catalogue reads. Verified marks a listing whose documents the portal's quality team has checked. SuperAgent goes to agents who meet response and listing-quality criteria and is reassessed every month, so an agent can carry the badge in one run and lose it in the next.

Location is a strict tree: emirate, community, sub-community, tower. The same names run through search pages, breadcrumbs, the Transactions section and the area guides, which link on to a price map of Dubai. For a data buyer that shared tree is the join between what is asked, what was paid and who is selling.
