  • Title and finance - Tapu Durumu, the title-deed status, with values such as kat mülkiyeti, kat irtifakı or müstakil tapulu; Krediye Uygunluk, the credit eligibility flag; eligibility for savings finance; and Takas, whether the seller accepts a swap.
  • Land - land type, which carries the imar (zoning) class; area; the ada and parsel numbers that identify the plot in the cadastre; Kaks, the emsal or floor-area ratio; Gabari, the permitted building height; and the Kat Karşılığı flag for plots offered in exchange for flats.
  • Seller - owner, agency, bank or construction company; for an agency the office name, the address of its office page and the office location.
  • Text - the seller's free-text description.

Sale listings, rental listings and land listings share the identity, price and seller columns. The remaining columns follow the category, so a flat never carries an empty Kaks cell and a plot never carries a room count.

  • Emlak Endeksi - a listing page carries an index block for its area: average sale price, average price per square metre, average rent and the rent payback period in years. We keep it beside the asking price, so every row brings its own benchmark.
  • Agency offices - each office has a page with its name, district and city, address, a membership tier such as Gold, Premium or Platinum, the number of its real-estate trade authorisation certificate, the areas it serves, the categories it advertises in and its total number of listings.
  • New-build projects - project cards give the project name, delivery year and quarter, sales status, gross area range, room types and a from-price.

A listing states its asking price as of the last update. Price history comes from repeated runs keyed on the listing number: each pass records the price, the update date and whether the ad is still live, which also yields days on market. Owners' and consultants' names and phone numbers are personal data and are left out by default; office-level business details stay.

About Hepsiemlak and How the Portal Is Organised

Hepsiemlak is a Turkish property portal - not a general classifieds site with a property section, but a site where every page is about real estate. It was known as Hürriyet Emlak before it took its present name. Ads come from owners, estate agencies, banks and construction companies, and the portal marks which is which.

The catalogue is cut three ways. By transaction: satılık (sale), kiralık (rent) and sezonluk kiralık (seasonal rent). By category: Konut for homes, İşyeri for commercial premises, Arsa for land, Devremülk for timeshares and Turistik İşletme for tourist businesses. By place: the provinces of Turkey, then districts, then neighbourhoods, all three written into the page address. An English version under /en mirrors the Turkish pages with translated labels.

Around the ads sit the sections a data buyer should know: Konut Projeleri for new-build projects, the directory of agency offices and office chains, the Emlak Endeksi price index and Emlak Yaşam, the portal's guides and market news. A land ad here is unusually precise for a portal: tapu status, ada and parsel, emsal and height limit are separate fields, not lines buried in a description.
