You do not operate anything yourself. Tell us which part of ZAP you need - sale or rental, which states, cities and neighbourhoods, which property types, resale stock or new developments, and at what frequency. The crawlers are ours to build, host and fix when the portal changes its markup.
ZAP result pages are heavy and part of each one loads in the browser, so rendering, pacing, proxy rotation and CAPTCHA handling come with the service. A city search returns far more ads than anyone pages through, so we split it by neighbourhood, property type and the portal's own price bands and join the pieces on the listing id. Files arrive as CSV, Excel or JSON over SFTP, Amazon S3 or e-mail, once or on your schedule, after a free assessment of the project.
Every ad on ZAP carries two identifiers, printed side by side above the description: the advertiser code, which is the agency's own reference, and the ZAP code, which is the listing id that closes the page address. We keep both - the first matches an ad to the agency's stock list, the second keeps a row stable from one run to the next. Columns per ad:
We add price per square metre, computed from price and area and labelled as derived, so each ad compares directly with the city averages ZAP prints under its search results. Owners advertise on the portal too; a private owner's name and phone number are personal data and are left out by default.
Search results on ZAP are not a flat list. When several agencies advertise the same flat, the portal folds them into one card, shows area or bathrooms as a range and adds a link to all ads of that property. We open each group and return every ad inside it under a shared group key, so you can count the agencies competing for one property and see how far their prices spread.
ZAP Imóveis - often typed without the accent, zap imoveis - is a Brazilian property portal at zapimoveis.com.br and a brand of Grupo OLX, the group that also runs Viva Real. The site is in Portuguese and prices everything in BRL. Its menu divides the catalogue three ways: Alugar for rentals, Comprar for sales and Lançamentos for new developments.
Addresses follow one grammar across Brazil: transaction, property type, then state, city, zone and neighbourhood joined with plus signs, from São Paulo and Rio de Janeiro to the towns around them. Property types run well past flats and houses - studios, penthouses, gated-community houses, farms, land plots - and a commercial branch covers shops, offices, warehouses and whole buildings. Around the ads sit neighbourhood and city guides, a map of condominiums and a directory of developers.
Advertisers are agencies and brokers, identified by a CRECI registration, alongside developers and private owners. Ads carry Destaque and Super Destaque highlight labels, and one flat is often advertised by several agencies at once. Under every city search the portal prints its own averages - purchase value, area and value per square metre - which gives each ad a local benchmark.

Yes, each has its own column. A sale row carries price, monthly condominium fee and IPTU; a rental row carries rent, condominium fee, IPTU and the expected monthly total the ad prints. Where the ad marks IPTU as exempt or not informed, the column says so instead of showing zero.
Yes. The ScrapeIt ZAP Imóveis API returns listing id, advertiser code, price, condominium fee, IPTU, area, bedrooms and neighbourhood as JSON from an endpoint we host, updated as often as you schedule it. The rows are also delivered as CSV or Excel files, over SFTP or Amazon S3, or loaded into your database.
Either. ZAP uses the same address pattern for every state and city, so scope is a list of places: one neighbourhood in Rio de Janeiro, a whole state capital, or the full country state by state. Large cities are split by neighbourhood, property type and price band and merged on the listing id, so nothing is counted twice.
We keep every ad and tie them together. ZAP already groups such ads under one card, and we carry that grouping into the data as a shared key next to each listing id and advertiser code. You then choose per analysis: one row per property for stock counts, or one row per ad to compare agencies.
Yes. Search results, ads, development pages and agency pages on ZAP open in any browser with no login. We collect only publicly available data - everything a visitor can see on ZAP Imóveis - and we collect it legally. Private owners' names and phone numbers are left out by default.
